Property development sits naturally alongside my construction and business interests.

I look for opportunities where design, refurbishment, development or repositioning can create a better asset and where the construction strategy can be understood properly from the outset.

My background means I approach a property from several perspectives at once: developer, contractor, business owner and long-term investor.

Assessing the opportunity

Before becoming attached to the end result, I want to understand the fundamentals.

What can realistically be created? What does the planning position allow? What is the true construction scope? What are the abnormal risks? What is the programme? What capital is required? What is the exit or long-term hold strategy?

Construction experience is particularly valuable at this stage because a development appraisal is only as useful as the assumptions behind it.

Creating exceptional residential assets

My principal interest is residential property where thoughtful design, high-quality construction and disciplined delivery can materially improve both the experience of the home and the underlying asset.

That can include refurbishment, extension, conversion, new-build development and the repositioning of existing property.

A long-term approach

I am not interested in development purely as a numbers exercise.

The strongest projects need commercial discipline, but they also need a clear view of what the finished property should be. Good design, appropriate specification and quality execution are what turn a spreadsheet into an asset somebody genuinely wants to own.

That balance between commercial reality and finished quality is where my construction and development experience meet.
